Build it, hand it over,
keep running it.

Most developers run the programme in one spreadsheet, the budget in another, off-plan sales in a third, and payment plans in a fourth — then start the building again from scratch the fortnight after handover. CautaManage runs the development end to end: off-plan sales, payment plans, BOQ and tenders, site quality, snagging. When the project turns operational, the same development carries on as a managed building in CautaReside. No migration, no re-onboarding.

One platform, two phases.

The build is the part everyone plans for. The fortnight after handover is the part that goes wrong: buyers re-typed into a second system, service charges started from nothing, snags and warranties in a folder nobody owns. CautaManage and CautaReside are two phases of the same platform, so that fortnight stops being a rebuild.

1

While you build

CautaManage. The programme and site diary, budget against your measured BOQ, tenders, RFIs, NCRs and inspections, permits and drawings. You pay the development rate on your planned units.

2

While you sell

Off-plan. Each sale carries its buyer, price and deposit, and an instalment plan whose payments fall due as construction milestones are reached. Buyers follow progress, their plan and their unit in their own portal instead of calling you.

3

At handover

The join. Snagging tracks defects per unit by severity. Approve a buyer's handover and the completed sale carries straight into managed ownership — no re-keying. We'll show the full handover in a demo.

4

Once it's operational

CautaReside. The day your project turns operational, your subscription is scheduled onto the paired CautaReside plan at the end of the period you already paid for. From then on you're billed on live units at the operational rate, with owner portals, service charges collected by mobile money, and maintenance. If you hand over and exit instead, you simply end your subscription.

Six shifts in your day.

Picture this: a developer with one 24-unit block under construction, half the units sold off-plan, a main contractor on monthly draws. Below is what changes when they switch to CautaManage.

1

Morning

Before: Call the site manager for "where are we", then update a programme spreadsheet by hand and hope it matches the budget sheet.

After: The Schedule shows every milestone with planned vs actual dates and % complete. The Overview dashboard already rolls up progress, budget-vs-spent and collections.

2

Sales

Before: A sales spreadsheet for who bought what, and a separate one for each buyer's payment plan that you reconcile by memory.

After: Each off-plan sale carries its buyer, price and deposit, and an instalment plan whose payments fall due as construction milestones are reached. Contract value, deposits and outstanding collections are on one screen.

3

Finance

Before: Reconcile the contractor's draw request against a budget spreadsheet, line by line, and hope the variance maths is right.

After: Budget lines show budget / committed / spent with live variance. Draws link to the milestone they pay for, so finance and the programme never drift apart.

4

On site

Before: Questions to the architect die in WhatsApp. Defects live in someone's head. When a delay is disputed, there's no record.

After: RFIs track whose court the ball is in. NCRs can't close without corrective action and evidence. Inspections are scored on a phone against a checklist, and the site diary's photos stand up as evidence.

5

Buyers

Before: Hand-typed messages to each buyer about the next payment due and how their unit is coming along. Twenty buyers, twenty copies.

After: Payment-plan reminders and milestone updates go out by email automatically, and buyers check their own portal for progress, their payment plan and their unit's photos instead of calling you.

6

Handover

Before: A paper snag list per unit, then re-keying every buyer's details into the management system to create their account.

After: Snagging tracks defects per unit by severity. Approve a buyer's handover and the completed sale carries straight into managed ownership — no re-keying. We'll show the full handover in a demo.

Why spreadsheets stop scaling.

A spreadsheet is a great place to start. It's not a development-management platform. Past your first project the gaps show up as risk, and you pay for it in re-keying, missed collections and reconciliation weekends.

Payment plans aren't tied to the build

A sales sheet doesn't know your construction programme. So instalments that should track the build instead fall due on dates someone has to remember to chase. CautaManage ties each instalment to the milestone that triggers it; the plan keeps itself honest.

Budget and draws drift apart

The budget lives in one sheet, the contractor draws in another. Variance is a manual subtraction that's wrong by month three. CautaManage links draws to milestones and shows budget-vs-spent variance by line, live.

A shared drive isn't document control

Permits, drawings, certificates and contracts in a folder anyone can rename isn't control. CautaManage stores them against the project and keeps them in one controlled place, and snagging at handover lives right next to them.

Handover means re-keying everything

When a unit hands over, the buyer becomes an owner you'll manage for years. Re-typing their details into a separate system is where errors creep in. CautaManage closes that gap so handover doesn't mean starting the record from scratch — see how it works in a demo.

Sell & collect

Off-plan buyer contracts and instalment plans that fall due as the build moves: GHS or USD, buyer IDs encrypted, nothing chased from memory.

Control the money

Budget / committed / spent with live variance, by line, and every tender award, variation, draw and valuation certificate lands in it automatically.

Procure & build

Tender against your measured BOQ (contractors bid fairly through their own portal), then run the firms and the MEP works on site.

Quality, on the record

RFIs with ball-in-court tracking, NCRs that can’t close without evidence, inspections scored on site, and a diary whose photos stand up as evidence. When something is disputed, the record holds.

Papers in order

The statutory permit register with country-ready application templates, and every drawing, certificate and contract tagged, searchable and kept in one controlled place.

Track it & hand it over

The whole development on one dashboard, the programme against plan, your process published for buyers; then snag, move the unit into live management and onboard the owner in a click.

What it costs while you build.

Priced per planned unit, per month, with a monthly minimum. Each development plan is paired with the CautaReside plan it transfers to when your project turns operational. See what's in each plan →
