For serviced-apartment operators in Ghana & beyond

Run more units
with the same team.

Most operators hit a wall around 10 units. Past that, the WhatsApp groups overflow, the cleaner-coordination becomes a full-time job, and the calendar drift between Airbnb and Booking.com starts costing you double-bookings. CautaManage is the operating layer that lets a 5-unit shop become a 50-unit operation without 10× the staff.

Five shifts in your day.

Pictured: a 15-unit operator, 80% Airbnb / 20% direct, two part-time cleaners, one ops person. Below is what changes when they switch to CautaManage.

1

Morning

Before: 30 min reconciling Airbnb + Booking.com calendars, sorting today's checkouts, briefing cleaners over WhatsApp.

After: Calendar is already synced (iCal worker ran overnight). Turnover Board shows today's checkouts as auto-assigned tasks. Briefing is "click → mark started" by the cleaner.

2

Check-ins

Before: Coordinate key handoff (lockbox or in-person). Hope the guest's flight is on time. Hope nothing goes wrong.

After: Smart-lock PIN auto-issued at booking, valid for the stay window, sent to the guest via the channel they prefer (Telegram / email / SMS). No physical handoff. Lock revokes the PIN at checkout automatically.

3

Compliance

Before: A paper logbook nobody fills in. Anxiety every time GIS visits a neighbour. Manual photo-copying of passports.

After: Guest names + nationalities + IDs entered once at check-in (operator or guest self-serve). Encrypted at rest. GIS foreign-guest CSV exports in one click; every download is in the audit log.

4

Evening

Before: Hand-typed message to each owner about "how the unit did this week." Twelve owners means twelve copies of slightly different text.

After: Investor Yield report runs on the period of your choice. Owners see their own statement (read-only access). The "how's my unit doing" question stops being a Slack-equivalent for you to answer.

5

End of month

Before: A weekend reconciling Hubtel / Paystack / MoMo statements against bookings against owner payouts. Math errors get personal.

After: Bookings, payments, and commission entries are all linked by booking ID. Owner payouts are PaidOut-flagged when you actually transfer. The weekend reconciliation becomes a 20-minute review.

Why Airbnb's built-in tools stop scaling.

Airbnb is a great LISTING + PAYMENT channel. It's not a property-management platform. Past 10 units, the gaps show up as operational tax — and you start paying it in hours.

🔗

You're listed on multiple channels — Airbnb can't see Booking.com

Most operators eventually add Booking.com or direct bookings. Airbnb's calendar doesn't know about those. Manual sync = double-bookings every few weeks. CautaManage's iCal layer is the calendar of record — every channel imports from us.

👥

You're managing units someone else owns

Airbnb doesn't model the operator-investor split. Commissions, owner payouts, audit trail of who got paid what for which booking — none of it lives in Airbnb. You're tracking it in a spreadsheet that everyone trusts until they don't.

🛂

You're in Ghana — Airbnb doesn't know about GIS

Ghana Immigration Service has a foreign-guest register requirement. Airbnb's data is in California; it's not built for local compliance and won't be. CautaManage is built ground-up for the Ghana context — GIS export is a button, not a project.

📊

You want to know your real RevPAR

Airbnb shows you Airbnb numbers. You also have direct bookings, Booking.com bookings, possibly walk-ins. To know your REAL RevPAR / ADR / Occupancy across the unit-portfolio, you need a single source of truth. That's CautaManage's KPI dashboard.

10 operator surfaces. One platform.

Every surface a serviced operator runs day-to-day. See the full workflow →
